Worth Titan

The latest craze around these parts (San Francisco Bay Area) – at least strain on homeowners with water and underemployed actors residential sales – is a "sale". A short sale is nothing more than the sale of a property for less than the amount of the debt secured by it. The concept is attractive, but the reality is much less. If it's worth the trouble and heartburn depends on your particular situation.

However, assuming you've decided to actually go with trying to do, here are some thoughts and warned …

First, do not take credit for all the advice and comments below. They come from a recent seminar I attended hosted by Fidelity National Title in Novato, where the guest speaker was Bill Gordon TMG West. Although based in Burlingame, California, TMG's website states that are along the west coast. Bill gave a seminar on a group of brokers and sales agents recently and knows his stuff. He was kind enough to allow me to attend, and was even patient with me when I could not hold my tongue a few times.
This is what I learned from Bill.

1. Interview several agents and look for one that has some experience. They are not easy to close, can take months and there may be many fall at the last minute can be important. The damage that has to do to your credit even to be considered for a sale uncovered are significant: Basically, if you do not pay the mortgage and get to the edge of the waste foreclosure, you are not eligible. But if you lost your mortgage and learn aboard the foreclosure, your credit is already trash. No significant difference between a short sale after a default of 90 to 120 days and a foreclosure or Chapter 7.
